Case Study: adding a downstairs WC

If you had the choice, why would you want to trek upstairs to use the loo whenever nature calls?

Well, obviously you wouldn’t.

And the good news is that you probably don’t have to!

It’s relatively easy for us to add a downstairs toilet under the stairs in a standard 3 bed semi-detached property, as we’ve done it many times before.

Here’s the latest….

utilities under stairs

1st a plan!

plan

Plans don’t have to be fancy 3d computer modelled affairs.

You want a nice working space not a beautifully computer rendered picture of a space that can’t be achieved in reality due to site restrictions not considered by the ‘designer’.

Luckily, we’ve planned and installed hundreds of these so we know all the tricks of the trade that we can apply to each one.

2nd a full team with competent oversight

This little room required a combination of the following trades:

  • plumber – to fix the new toilet & basin
  • plasterer – to prepare and skim out all the walls
  • painter – to paint all the walls
  • joiner – to make the boxing in and fit the skirting / architrave etc
  • tiler – to tile the bottom half of the walls
  • floor fitter – to fit the vinyl floor
  • electrician – to update the fusebox and fit a fan & light.

project management

All brought together and controlled by one party who also arranged:

  • suite, flooring & tile procurement
  • liasing with building control
  • waste disposal
  • etc

procurement

The end result

wc

We managed to fit a WC into the space which you squeezed past to get to…..

downstairs toilet

…a perfectly formed hand basin opposite the window (so a mirror could be fitted above it if required)

utility access in cloakroom

access to utilities

The fusebox was updated by the electrician and the utilities were relocated and boxed in to neaten up the space whilst allowing for ample storage space under the foot of the stairs.

Provisions were made to enable the meter to be read via a flap.

The top was also made removeable for access.
